Industrial Unit / Workshop - don't care where it is :)

looking for a workshop, must be 3,000sq/ft or more, don't mind doing repairs if rent is right, would consider lease for 3yrs or more depending on price and location. Don't really mind where it is in the country as long as it's close / fairly close to a main road. I do body repair and mechanical repairs on cars so access needs to be good and clear eaves height would need to be 10ft or more.

Probably a long shot but you never know
